This means if the tenant is going to rent month-to-month or for whatever length of time agreed upon that you put it in writing and get it signed. 2. Make sure security deposits are handled properly. In property management you want to have established a fair system of collecting and handling and returning security deposits. 3. Make repairs. This goes without saying. If something is broken, fix it.
4. Provide a secure property. Keep landscaping trimmed, lighting working, etc…
5. Give notice before entering a tenants unit. Twenty-four hour notice is required by law except in an emergency situation.
6. Tell of any environmental hazards. In property management, if you have lead or mold on the property, you must tell your tenants.
7. Oversee managers. Be wise in your management chooses.
8. Get insurance. Buy enough liability and other property insurance. This may fall on the owner.
9. Resolve disputes.
